
The goal of the project Lakeside II is to renovate and modernize the University Business Center II office building in line with the highest environmental and energy standards, meeting ESG requirements and the European Union's Taxonomy.
In designing the modernization, emphasis was placed on maximizing the use of the building's existing structure. The building's envelopes and facades will be replaced, while the core structure will remain intact. This approach minimizes environmental impact by reducing waste and energy consumption associated with demolition and new construction.

The new form of UBC II will meet the highest office standards and receive BREEAM and WELL certifications. Circular economy solutions include utilizing the existing structure and the potential for reusing demolition materials after prior assessment. To support sustainable energy solutions, modern technologies have been incorporated into the design, such as the installation of photovoltaic panels on the roof. The surroundings will be revitalized with more greenery, improving the microclimate of the area and visually connecting the building’s ground floor with the adjacent park and the neighboring Lakeside development.An LCA (Life Cycle Analysis) was conducted to carefully assess the environmental costs of various redevelopment alternatives, from constructing a new building on an empty lot to partial renovation of the existing structure. Ultimately, the decision was made for a deep modernization while preserving the building’s framework, allowing for the optimal use of existing resources with relatively low environmental impact.

We believe our project will contribute to creating a more sustainable and user-friendly urban space, harmoniously integrating with the surrounding city fabric and benefiting both people and the environment.
